Since the purchase of the building in 2010, Midtown has seen a complete overhaul and now showcases some of the city’s most modern developments. Now one of the trendiest districts in Rochester, Midtown is a community that offers creative food and beverage, modern architecture and green space. Midtown is located inside Center City where you’ll find independent theaters, small music halls and clubs, galleries, gourmet food and maker spaces.

Mod is situated perfectly in Center City, in view of Parcel 5. Planning your event at Mod during some of Rochester’s largest festivals will provide you and your guests the perfect mix of intimacy and excitement . You will have the benefits of a private enclosed space with the ability to view the festival’s event, as well as the freedom to step outside and enjoy local activity.

With just over 1500 sq. ft. of guest assembly space, and an additional 1000 sq. ft. of usable service area, Mod’s unique space is perfect for intimate gatherings.

 

Mod Midtown can hold up to 250 people standing, 90 seated (without tables), or ~60 seated at tables.

 

We have 100 chairs, 12 stools at the bar, 3 (8 person) rectangular tables, and multiple high tables available for use.

  • What is included with my event?
    • You have the option to include up to 100 chairs, 3 rectangular tables (no tablecloths)  that seat 8, 12 bar stools, 10 round tables (no tablecloths) that seat up to 6, a 55” television, wifi, up to three bathrooms stocked with toilet paper, soap and paper towels, hot water, couch and a loveseat, one long top high table and two short top high table, a dry erase board, a host, sound system, and the space will be cleaned and sanitized prior to your event.
  • Where do I park?
    • There is street parking available during the day for $2 an hour and is free after 6pm and on the weekends.
    • Midtown garage is available right across the street on Atlas and is entered on South Clinton.
  • What add-ons are available?
    • Dishes, cutlery, napkins, catering, bar service, event planning service, marketing service, decorating service, disc jockey, live music. There are additional costs for add-on product and services.

  • What payment methods do you take?
    • Most major credit cards and pre-paid credit cards (Visa, MasterCard) as well as many debit cards that can be processed as credit, cash, check, bitcoin.

    • We do not use PayPal.
  • Do you take checks?
    • At this time, yes. Please make payable to Deep Space 45 LLC.
  • How much do you charge for incidentals?
    • This is based on the value of what has been damaged.
  • How long do you keep my information on file for?
  • Can I pay the whole amount upfront?
    • Yes
  • Are there any additional fees?
    • Cleaning fee
    • If you cancel your reservation within 30 days of your booking, you will not receive your deposit back.
  • Do I have to pay a deposit?
    • Yes. The deposit is 50% of the total booking fee and is required to reserve your date.

 

BOOKINGS

  • How many consecutive days can I book?
    • Up to one week
  • Can I book one day a week for multiple weeks?
    • Yes
  • How far in advance can I book?
    • Up to three months
  • How far in advance can I reserve a space?
  • How far in advance can I cancel and receive my full deposit back?
    • 30 days
  • How far in advance can you cancel for me to receive my full deposit back?
    • 30 days
  • Can we cancel at any time?
    • Yes. However if it is within the 30 day timeframe, you will not receive a refund of your deposit.
  • Can you cancel at any time?
    • Yes. However if it is within a 30 day time frame, we will refund you your deposit.
  • If there is an extenuating circumstance that forces me or you to cancel, how does that work?
    • We understand that there may be some situations that create an unsafe environment or extreme conditions that could require either of us to cancel. These circumstances will be evaluated on a case by case basis and will be considered for a full refund.
  • Can I book for another person?
    • No. The booking is non transferable. This is for liability reasons.
  • How do I contact my Host?
    • Once you have confirmed a booking, your Host will reach out to you via the email address you provided with the best way to contact them regarding your booking.
  • How do I check in?
    • Before your arrival date, contact your Host to confirm:
      • Check-in and check-out times
      • Arrival details
      • Key exchange or an alternative method of access
      • Contact information
      • Any other questions you might have
    • On the day of your arrival, your Host may want to greet you and give you entry to the space. If so, look up travel advisories so you can allow extra time to meet up in the event of things like flight delays, bad weather, or road closures.
      • Other check-in methods may include: 
        • Self check-in
          • Self check-in means guests can access a place without needing the Host to be there. Any time after their designated check-in time on their arrival date, guests can conveniently gain access via:
            • A key lockbox
            • A smartlock
            • A keypad
            • A key or access via the building staff, such as a doorperson or front desk attendant
        • Messaging with instructions to enter
        • Leaving keys in a lockbox
        • Having a neighbor, Co-Host, or doorperson meet guests

  • How much do you charge for me to list my space?
    • Nothing. We charge a 20% service fee of your rate when someone books through the spacerochester.com platform.
  • How do I list my space?
  • Do I need insurance to list my space?
    • You need the insurance required by your local governments to provide a short-term commercial space to licensees/bookers.

 

COVID-19

  • Do I have to be vaccinated to be a guest?
    • We are adhering to NYS and Federal mandates as they change. 
  • Does everyone in my party have to be vaccinated in order to attend my event?
    • We are adhering to NYS and Federal mandates as they change. 
  • Do I have to maintain a six foot distance from people not in my household?
    • We recommend staying six feet away from others not in your household as is recommended by the CDC. Deep Space 45 LLC is not held liable if anyone in your party gets sick from COVID-19 or dies from COVID-19. You gather at your own risk.

    • Avoid large events and gatherings, when possible.
    • Consider the level of risk when deciding to host an event.
    • Promote healthy behaviors and maintain healthy environments to reduce risk when large events and gatherings are held.
    • Be prepared if someone gets sick during or after the event.
    • Currently, CDC does not provide numbers to define small and large events.
  • What do you say about gatherings?
    • To help protect the health and safety of our community, it is SPACE’s policy that guests should not participate in an experience if any of the following are true:
      • You are actively infected or have tested positive with COVID-19 in the past 30 days.
      • You suspect you are sick or have been exposed and are awaiting test results to confirm or deny a diagnosis of COVID-19.
      • You are showing symptoms or are concerned about possible infection of COVID-19.
      • You’ve had close, sustained contact with an individual confirmed or suspected to be infected with COVID-19, within the last 14 days.
    • Wear a mask and practice social distancing when required by local laws or guidelines
    • When required by local laws or guidelines, all Hosts and Guests must agree to:
      • Wear a mask or face covering when interacting in person
      • Maintain 6 feet of distance from each other at all times
      • If you do not follow these requirements, your host may prevent you from participating in the experience and you may not be eligible for a refund.
  • What do I do if I have tested positive after attending an experience?
    • Contact your local health authorities and all those in your party, including your Hosts.
